Cabin Highlights: Sleeps 8 Comfortably: ▪️1st floor: King bedroom with reading nook, blackout curtains, and TV. ▪️2nd floor: Private master suite with a king bed, coffee bar, ensuite bathroom, and balcony with string lights. ▪️Basement/game room: Two bunk beds (4 twin beds) ideal for kids or friends. Kitchen & Dining: ▪️Fully stocked kitchen for meal prep. ▪️Log dining table (seats 6) and island with 4 barstools (total seating for 10). ▪️Coffee bar and ice machine for extra convenience. Additional Notes: ▪️Mountain Roads & STEEP Driveway: Please be aware that the roads leading to the property are typical of mountain areas—winding, narrow, and sometimes steep. While they add to the charm and adventure of the location, we recommend driving cautiously and taking your time to enjoy the scenic journey. Enjoy stunning city lights illuminating the drive at night and breathtaking mountain vistas during the day. ▪️Driveway is steep. Flat parking is available along the road frontage for your convenience. While most front-wheel drive vehicles can navigate the driveway, you’re welcome to park on the flat concrete parking area if you feel more comfortable and walk up the driveway. Park at bottom if snow is forecasted. ▪️Inclement Weather: For your peace of mind, we recommend purchasing the trip insurance offered during reservation, as we are unable to provide refunds for weather-related events, road conditions, or power outages during inclement weather. During winter months, 4-wheel drive and/or chains are recommended for safe travel. Thank you for understanding! ▪️Spotty Cell Service for AT&T Users: Similar to what you'd expect near the National Park, but strong Wi-Fi for messages and streaming. ▪️Bear Country Precautions: Lock car doors (bears can open car doors) and do not feed bears; enjoy from a safe distance. Other Details to Note

1.) Check-in is at 4pm Check-out at 10am 2.) We provide Spectrum cable channels as well as smart TVs to stream your favorite shows 3.) Spotty cellphone service (AT&T users) inside cabin. Make note of this before booking. Wicked fast internet though, so can text throughout property. 4.) Hot tub is professionally cleaned before and after each guest 5.) Approx 20 steps to reach front door, but otherwise very easy mobility around space 6.) No smoking or vaping in the cabin 7.) We are surrounded by trees. While this is peaceful, it does mean you will encounter bugs, insects, spiders, leaves, pollen, small twigs. Pollen and leaves will settle on outdoor furniture and decking. After rain, outdoor cushions will be wet. During the colder months, small wildlife critters (such as mice) may attempt to reach warmth inside the cabin. Nature tries to make itself cozy. While the house is professionally cleaned, keep in mind the house is still a mountain cabin amongst nature and wildlife. Our property is professionally sprayed for bugs on a regular basis as part of our preventative maintenance to ensure a clean and comfortable stay. 8.) 4 wheel drive recommended during some winter months based on weather. Even though roads are plowed, there are times when driving may be dangerous during winter storms. For your peace of mind, we recommend purchasing the trip insurance offered during reservation, as we are unable to provide refunds for weather-related events, road conditions, or power outages during inclement weather. During winter months, 4-wheel drive and/or chains are recommended for safe travel. Thank you for understanding! 9.) STEEP driveway. Normal vehicles can drive up driveway. Park at bottom flat parking area if driveway covered in dusting of snow or if snow is forecasted. 10.) Damage protection - The $40 charge listed as a "management fee" on your quote covers your purchase of $1500 of "all risk" damage protection coverage on the rental property. This protection is purchased in lieu of a cash damage deposit. Coverage details are spelled out in the rental agreement. 11.) High bear activity. These rascals are smart! Lock your car doors. Do not leave food outside unattended or bear will invite themselves over for dinner 😳. Their sense of smell is 7x that of a bloodhound. Enjoy from a distance. Do not attempt to get closer. 12.) Hot tub temp in cold weather: In extreme cold weather, the hot tub is designed to maintain a cozy temperature between 100°F and 104°F when the cover is on. However, when the cover is off, the water temperature will naturally drop 5 degrees per hour due to exposure to the cold air. This is completely normal and part of how hot tubs work! To keep the water warm for your enjoyment, we recommend limiting the time the cover is off when the tub is not in use. 13.) Rental agreement is considered electronically accepted when reservation is confirmed. No physical signature is required.

A wonderful home away from home nestled in the Smokies. Amy’s house is beautiful and offered more than we expected, with thoughtful touches like a detailed digital guidebook and an amazing game room that was a hit with the entire family. The home is cozy, spotless, and steps away from the great Cove Mountain trail. Amy is very friendly and responsive and we’d happily stay here again.
